What is the difference between a management contract and a marketing agreement?

A management contract includes full management of the property by members of our management team; Included in this type of contract is our responsiblity to focus on sales and marketing.

In a marketing agreement we are only responsible for sales and marketing, however we offer management support, should the owner request this from us.

How do you structure your fees?

Fees are structured generally in terms of percentages to be paid to Tri-Asia which are based on the top line revenue and bottom line profit.

What trade shows are attended by your management, and how frequently are these shows attended?

International trade shows are attended both in Asia, Europe and any other region that we feel could be of future benefit to our owners and properties. These are attended by our Management on a regular and ongoing basis, wherever, and whenevthey are held.

Do you place equal focus on the Asian Market versus European Market?

Equal focus is placed on both markets depending on the appropriate seasons and the historical travel habits of respective markets.

On the takeover of an existing property, do you introduce your company policies, procedures, and training, which are obviously tailored to that specific property?

Yes, when we take over an existing property, the first action we take is to look at the existing policies, procedures, and any training programs in force. At that time we are in a better position to evaluate for optimum efficiency and effectiveness by introducing Tri-Asia's proven Company policies, procedures, and training manuals.

On the signing of a management contract for an existing property, is it customary to see a complete change of management, on various levels?

As a rule no, however the performance of existing management on all levels are thoroughly scrutinized by Tri-Asia and owners. Only after individuals' performance are evaluated are decisions made to make any changes, if need be, based only on these evaluations.
